One Braham

One Braham is BT's global headquarters and Cental Office in Aldgate, London. MAP was delighted to bring technical knowledge and expertise to the project. The building includes a double storey basement for plant, parking and storage with a ground floor reception and community space including a cafe and upper retail space. The upper floors provide 326,500 sq ft of office space and boast some of London's finest views from the external terraces and glazed facades.

Working in partnership with the design team and architects, we presented a number of successful solutions to tackle the challenges of full height glazing, giving high heat loads and heat losses and exposed building services, meaning no ceilings in the majority of the building.

Given the scale of the project and public exposure to the flagship building, design played a large part of our ventilation solution. The new scheme at One Braham provides a contemporary office feel with exposed ceilings and integrated detail.

It houses around 3,500 colleagues and boasts some of London's finest views from the external terraces and glazed facades. We worked in partnership with building consultant HDR to deliver a solution that met the architect's vision. The building presented some challenges due to the full height glazing, giving high heat loads and heat losses, and exposed services, meaning no ceilings in the majority of the building.

The solution was the LDB12/8 High Induction Linear Diffuser and DLA7 High Induction Swirl Diffuser, which do not rely on surface attachment or coanda effect to function, an ideal product when there are no ceilings. All fitted with matching plenums in exposed and plasterboard installations, throughout all 18 levels of the building. 

The products were carefully selected for the project, DLA Diffusers are easily adjusted and can be set to suit varying room conditions, even after installation. The highly inductive, fanned rotational flow made it possible to handle high cooling loads and still maintain comfortable air conditions. The linear diffusers provided a much higher air volume capability than conventional multiple slot linear designs at lower noise levels. Making the products ideal solutions for this high profile architectural projects.
